<p>For apartments with central air conditioning or a wall unit: To cool your apartment as quickly as possible, close the doors to the bedroom and bath areas. During extremely hot weather, it is suggested to start your air conditioner in the early morning before it gets too hot to maintain a cool apartment. Please do not set the thermostat below 70 degrees Fahrenheit for cooling or the air conditioner unit will freeze up.Please do not remove air filters. If air filters are removed you will be held liable for any damage or maintenance to the heating or air conditioner. Please check the operation of the air conditioner prior to the start of the cooling season, if it does not operate it often takes 5 to 10 days for service.</p>

<p>Garbage Disposal</p> <p>If your garbage disposal is not working, first reach below the unit and feel around for the reset button. Push the button to reset the unit. If that doesn’t work then there may be something jammed in the unit. You need to rotate the unit to free it up. Take an allen wrench and insert it into the hole in the center of the bottom of the disposal. Rotate the wrench back and forth until you feel the blockage is freed. DO NOT apply too much pressure to the grinder. If you cannot easily free the grinder contact us.</p> <p>Stoves/Ovens</p> <p>If your stove or oven won’t light, you will either need to relight the pilot light OR contact Ameren Illinois Power to make sure you have turned the gas on in your name. If your stove burners won’t light, gently lift the base of the stove-top. Next locate the pilot light (two total). Use a lighter or match to relight the pilot light. If your oven won’t light or warm up, look below the base of the oven or directly below it to locate the pilot light. Use a match or lighter to relight the pilot light.</p>
<p>Please only park/lock bikes to the designated bike rack at your building. Bikes are not allowed to be parked in hallways, in the stairwells, or attached to any part of the building, railings, fence, etc. If parked in one of these locations they will be removed and you will be charged $25.00 to get the bike back. If your bicycle is impounded for any reason, it will be retained for 30 days before it is discarded or sold to cover removal costs.</p>

Here are some important details to keep in mind:Early Move-In FormIf you’re moving into your apartment before the start date of your lease, you must sign an Early Move-In Form or Transfer Agreement.<br> The Early Move-In Form is available starting May 1.<br> You must have the Early Move-In Form or Transfer Agreement signed by all individuals listed on the lease by July 15.<br> Failure to complete the form by July 15 will result in possession being delayed until the start date of the lease.<br> Limited AvailabilityEarly move-ins will be limited to 25 per day and are not available on weekends.<br> Lease AgreementBy signing the Early Move-In Form or Transfer Agreement, you are agreeing to take the apartment “as is.”<br> This means The University Group cannot guarantee that the apartment will be cleaned or have shampooed carpets, etc.<br> In some cases, lease special provisions may be void or delayed, and there are no exceptions.<br> </p>

Additional Fees
Each month, we will add the utility cost to your ledger with a 15% administration fee. For instance, if your power bill is $200, we will charge $230 to your account.
Guarantor Requirement
We do not allow guarantors or cosigners. Only the resident living in the apartment or house may sign the lease. The resident must pass the application credit check in order to sign the lease and live in the apartment or house.
Pay In Instalment
Rent is due on the 1st of the month. There is a 5 day grace period and rent is considered late after 5PM on the 5th of the month.
The amount of rent you will pay for the entire lease term is divided into 12 equal installments. Your monthly rent installment due is 1/12 of the total rent due for the entire length of the lease.
The first rent installment is due when you pick up the keys.
Mode Of Payment
You can also pay rent at our office with a check or money order. Please include your name, building address, and apartment number on your check or money order so that your account is credited properly and you are not assessed a late fee. We DO NOT accept cash.
Amber Platform Fee
1. You will be charged $300 Amber platform fees for processing this booking request.
2. This is a fully refundable fee, in case your booking is cancelled at a later stage.
